Lambeth Council are currently consulting on the local planning rules for a number of specific sites across Lambeth – one of which is the site of Halfords, Currys/PC World (and their car parks) and Council-owned sheltered accomodation at Fitch Court (residents of whom will be moving to brand new, modern housing as part of the Somerleyton Road development).  Whilst some of the land in this site is privately owned, these planning rules could ensure that the future development of the site is required to meet certain conditions so developers do not bring forward proposals that are to the detriment of our area. This does not replace a development needing planning permission or the consultations that take place for that.

This site falls within the Brixton Creative Enterprise Zone – so part of the planning rules are about securring jobs and training opportunities in creative industries like music, visual arts, fashion, TV/radio and performing arts. Elsewhere, future developers will be required to reprovide equivalent or better community facilities, light industrial workspace at the northern end of the site and to enhance the stretch of Rush Common land that runs along the Effra Road edge of the site.

The proposals also suggest that between 200 and 240 properties could be provided on the site – with requirements of between 35% and 50% affordable housing depending on how applications come forward. The planning rules also specifically say that the site is not appropriate for tall buildings, which the maximum height being 26m-29m on the Effra Road edge of the site (the blocks opposite on the St Matthew’s Estate are around 25m at the tallest).
